Waterfront Business Park
The second basin of the Marina will be developed as a business park offering new high quality office space to attract new jobs to Grays. Ground floor cafes, sandwich shops and bars will serve both residents and workers. Scope also exists for a boutique hotel.

Elm Road Open Space
A new crossing of the railway will link the marina with improved playing fields at Elm Road Open Space. Within walking distance of the town centre, they will replace the low quality facilities at Kilverts Field and Grays Beach.
